Not sure but now i can't go back says it offer run by darkspan yet i had not cutseen tell me so or nothing. Do you go backa t latter date and why was i not told it had fallen?

When does Lothering become overrun? I left and went to camp, did Warden's keep and its' still there and I can go back. Can't remember from my first game, but my current game its still there. Maybe after you do one of the main quest lines?

It is killed once you complete your first treaty mission, any one of them. Up until it is complete you can go back there as much as you want, once it is done it's bye-bye Lothering.

I guess the only thing worth doing there is the Trap making quest, though I am not sure I want to waste a slot on that. Not that big on traps. Any items there that you can't get anywhere else? I already did all the quests there so unless a merchant has a crazy item, I have no need to go back.

You can easily make the traps with a character you don't want to use in the game otherwise (haven't tried, but I guess it should be possible). At least I spent a point on alistair for traps, because I'm going to ditch him as soon as possible, but I didn't have time to walk to the trapquest lady last night.

I have seen that the Elven Boots are not there for the PC version. I got xbox and they were there both times for me. The whole set is good armor for a rogue or archer.

I hear that you can lose Lothering after *beginning* a treaty quest, but I don't know as I have not left the area before completing a treaty quest.)
One Irregulars quest has an objective in Lothering and will fail if you miss that one even if you take the quest after Lothering falls.
