I've had two new areas appear, Anselm's Reef and Old Stark's Farm, however I can't access them, and the only open area is Mother's Lair. They are simply greyed out. What do I do to get to them? I first noticed them when I played the seige at Amarinthine, then finished the game, reloaded and opted for Vigil's Keep (for new gameplay), but no matter what option I 've chosen, I can't get to them. What do I need to do? Thanks for any help.

I think these are for side-quests completly unrelated to the endgame. As to why they appear on your map suddenly, i have no idea.

Old Stark's Farm is for the "A brewing conspiracy" quest (optained from the seneschal), Anselm's Reef is for "Salvage Operation" (optained from the Private in the Keep).
