if you are doing your modeling work within max use
eshme's animation tools. these are also for exporting models and do the meta files for you. meta are used for proper lighting and i think that's the asset you are missing. also be sure to create collision boxes.
if you are modeling with another app then i don't know if your exporting tools handle meta files well. but i do believe that you could write them by yourself. in the end they're simple txt files telling the engine what to do. if you want to examine them extract a sample from the arttools.erf found in
da:o_install_folder/packages/core/data_tools.digging through the threads talisander posted will also help to understand what's missing and how you could work around that problem
