Anyway, my asassin already is an vampire, so he'll join the vamps. I also have a Templar-like warrior-like character who uses full-plate, the Dawnbreaker and lots of anti-magic stuff. He'll join the Dawnguards.

That's my problem, I don't have any characters that it fits and am not interested in vampires to make a new character just for the expac. I guess undead- either being one or killing them- is not big on my list of things to do.

It's not tied to the Dark Brotherhood questline I believe, but according to the lore behind it, it is inhabited by a splinter faction of the Dark Brotherhood. You automatically receive a miscalleneous objective to locate the tower. Then you can simply enter it and craft or buy armor, weapons and accessories.
