i just had this issue at the end of the game as well now, not fun, as i finished the end battle and all, but it crashed at nearly the end of the movie after it. i got the new patch as well, i could finish it when it was still at beta. oh well. I hope soon there will be a lot of good updates.

I have also had this exact problem. Game was running fine and didn't have a crash till this. I have the 1.01 patch, non-beta, installed. The game crashed when trying to enter the Harriman mansion the first time, so I re-downloaded and reinstalled the DLC and that let me get in there.
I had no trouble in the mansion and the underground passage, defeated the boss and had a freeze on the loading screen back up. Tried again a couple times, it let me in and started the conversation with Flora, and crashed in the middle of that conversation. After that, I can't get past the loading screen at all, and I also tried running to the other entrance and going from there.
Tried lowering texture level and turning off sound, no luck. My last non-quicksave is also at the start of Act 2
I just started Act 2, though, so it looks like I'm not going to have to redo much. I don't suppose there's a debug-console way to get out of this area or anything, is there?

Here's my problem. It's a little different than what you guys have posted.
I installed the DLC content, both The Black Emporium and The Exiled Prince. Black Emporium seems to be working fine. The Exiled Prince also seemed to be working fine. In Act 1, I did Sebastian's first quest, and in Act 2 I've recruited him but am trying to go through the Harimann estate, like you guys.
The thing is, the actual Harimann estate works fine, but when I get down into the "Underground Passage", that's when the problem starts. Firstly, the loading screen takes several minutes (this is extremely unusual for me). Then, when it finally loads, it's.... is it called black texture? There's no background. My characters are running around in complete empty blackness. I can see objects, such as bad guys and "rubble" in the distance, even though they are supposed to be behind walls. I can wander around and try to find my way through but it's really difficult. There's also no map. (I don't know if there's not supposed to be a map for this area, but it absolutely doesn't exist all of the sudden for me).
Also, it's impossible to backtrack and leave the mansion, so I had to revert back to an old save file, which was really obnoxious.

Wanted to add that I also just tried to go to the Black Emporium for the first time in Act 2 (didn't get around to it in 1) and it stuttered and crashed upon trying to zone there. All the other regular quests, zones and areas have been working fine for me, so there seems to be something up with the special DLC areas, perhaps.

I havn't installed patch 1.01 yet but i i too am having problems with this quest. I can get into the Harimann estate ok, but once in there....that's it...only one door will open..and that leads to just a tiny room. You can just walk around a couple of passages...down some stairs to a cellar where there is a drunk woman which you can't do anything with and nothing else.
Going back to the entrance doors, you can't click on them to get out...you arre stuck in that place with nowhere to go and no way to get out..
Good job i always save before i enter into any new part of a quest. So like you all, i can't finish this quest.

Dang, this DLC wasn't a freebie for me. I paid for it. Twice, because the first time it disappeared into the ether or something!
I'm bumping this thread, hoping a developer will give us some kind of hope that there will be a fix soon.
Edit: And yes, I have the 1.01 patch. It was the only way I could get out of the prologue.

I've just stumbled upon this problem in game. I've got the beta 1.01 patch installed (not sure whether i should intall the non-beta 1.01 patch but I have a single-core PC so I can't not have a 1.01 patch installed if I want to play the game). I managed to get all the way back to Flora to get the 'go to the Chantry' part of the quest but because I got Friendship from Sebastian for my Hawke's choices I decided to see if I could get Rivary points instead. Ever since then I've been experiencing crashes and/or saved games not loading. I can usually reload my save prior to encountering Lady Harimann and her demons but as soon as I try to get back to the Harimann estate the game crashes. I've tried leaving via both exits but it doesn't make any difference.
I can go back to a save game after my femme Hawke's 'night of fun' with Isabela and skip the whole Harimann quest for the time being if I have to but having come so far it would be a real disappointment not to be able to finish it now (and if I'm going to have problems completing Act 2 without first finishing The Exiled Prince DLC then I'm not going to be a happy bunny).
I can go back to a save game after my femme Hawke's 'night of fun' with Isabela and skip the whole Harimann quest for the time being if I have to but having come so far it would be a real disappointment not to be able to finish it now (and if I'm going to have problems completing Act 2 without first finishing The Exiled Prince DLC then I'm not going to be a happy bunny).

I wish they'd sticky this as a "known issue", so I can keep an eye on it. I'll have to go back to an earlier save, and totally ignore Sebastion for a while... but this really, really bugs me.

After posting last night, I did some testing to try and see if I could nail down what was happening. The results of my tests were as follows: I could reload every saved game set in the Underground Passage area but I couldn't reload any games I'd saved in the Hariman estate; DA2 always crashed during the reload process. This was weird because earlier, before I'd gone down to the cellar, I'd created a saved game outside Huxton Harimann's bedroom because I wanted to see how the 'fellatio' scene played out if I had Isabela and Merrill in my party rather than Aveline and Anders (Sebastian is presumably a given in this quest even though he's not locked in like Varric is in the Deep Roads Expedition).
What I'd done was: saved the game outside Huxton's bedroom, reloaded my earlier 'outside the Harimann estate' saved game, changed the party and then ran through the two cut-scenes inside the house (with Flora and her brother) until I got to Huxton's bedroom. Now Merrill walked into the bedroom before I could create a new saved game (silly girl) but it was definitely worth it as Isabella has some great lines in the scene that plays out afterwards!
However, I didn't want to keep the pirate and the elf in the party for the rest of the quest so I reloaded my prior saved game (with A&A) and carried on. At that point everything was normal (or seemed to be).
Now at the end, after defeating Lady Harriman and the Desire Demon (twice, the first time with +15 Rivalry from Sebastion, the second time with +10 Friendship) I was able to successfully leave the Underground Passage and talk to Flora. When I got +5 Friendship from Sebastian after forgiving Flora I decided to reload to see whether I could choose different conversation choices to get more rivalry from Seb (in which case I was going to reload the +15 Rivalry save and start pushing Seb down the Rival path). That was the first time in the quest that the game failed to load properly, sitting on the 'Loading...' screen for 10-15 minutes before I decided to kill the program. I rebooted my PC and tried again; same thing happened. This time I left the PC alone for 20-30 mins (I've previously had a number of occasions where loading has seemed to stall but left alone had finally completed successfully) but this time there was no improvement. I could see in Task Manager that the DragonAge2.exe process was running at 99% CPU (and about 250,000KB RAM) so the program seemed to be 'doing something' (rather than having 'crashed') but it wasn't actually progressing. Thereafter, no saved game set in the Hariman mansion will load, not even my earlier'Outside Huxton's bedroom' save that had worked earlier in the evening.
This seems odd because I don't see why loading saved games would work and then wouldn't work unless some sort of flag has been set in the game globally to prevent earlier loadable saves from suddenly not loading. Would be interesting to see a) do they load in an unpatched version of the game (will need to borrow a dual-core PC to test this - not impossible as I work in an IT dept and have access to such hardware), and
will they load in a cleanly installed copy of DA2 before, say, encountering Lady Hariman.
As I say, it's not impossible for me to investigate this further but equally it might be something the Bioware devs/testers might look to look into instead.

I also have found this problem today. After defeating the demon and Lady Harriman, the game crashes when using the exit, and shuts down. I also had an issue near the start of the quest where I could not loot a corpse (i did it earlier and it gives a longbow which is a side quest I think) but this time I could not right click even though the corpse was shimmering. Any news of a fix for this one yet?

Right, I'm out of the Underground Passage, out of the Harimann Estate and back in the game!! 
Here's how I did it (and I appreciate it may not be a solution that everyone can necessarily implement):
I borrowed a dual-core laptop from work and installed a fresh copy of DA2 on it. Since it was a dual-core CPU I didn't patch the game and just to make sure everything was working correctly I created a brand new Hawke (male warrior) to make sure I didn't need to apply the patch (i.e. to check I could save games). [Btw, I don't think this step is necessary to fixing the problem; it's just what I did.]
So, then I copied a bunch of my Lady Hawke's saved games from my original DA2 installation - I took every save from the one before I entered the Harriman Estate just to be on the safe side - into the Characters folder of the new DA2 installation. Of course, when I tried to load a Lady Hawke game I couldn't because the saved game was a 1.01 patch and the DA2 installation was currently unpatched.
I downloaded the full 1.01 patch (not the beta) from here and applied it to my new DA2 installation. Then when I tried to load a Lady Hawke game it wouldn't let me because I didn't have the Signature Edition DLC installed. So, then I downloaded and installed all the necessary DLC content: EP, BE and Rewards.
I then successfully loaded my Sebastian Rivalry +15 save and made to exit the Underground Passage and return to the Harriman Estate. The game made the area transistion perfectly. I made a new saved game and then spoke to Flora; I bypassed the Investigate options and went straight for 'Don't wiggle out of it' and got my Sebastian Rivalry +5 result. I saved again and ran all the way through the Harriman Estate until I got back to Hightown and saved again. Then I went to Fenris's Mansion to swap Aveline out for Isabela because I wanted to use the Maker's Sigh potion on Izzy to get the romanced costume change that the game doesn't currently implement correctly. And I saved.
To make sure it wasn't a fluke, I reloaded the Seb Rivalry +15 save again and this time when I spoke to Flora I went though both Investigate options before choosing the 'don't wiggle' response. I then remembered that I'd left a Large Diamond on a Shade corpse in the Underground Passage (the first chamber at the bottom of the stairs down) so I went back to the UP, grabbed the Diamond and went back to the Estate. Game transfered fine, so then I left the Estate, went to Fenris's and re-did the Isabela respec' trick and saved.
Finally I imported all my new saved games (renaming them to the next Save_xxx in the current sequence on my original installation [again not sure this is 100% necessary but I didn't want to overwrite any existing saves]), fired up the beta 1.01 patched DA2 and tried to load my most recently saved game (respec'd Izzy in Fenris's Mansion) and everything looks fine. I've gone to the Chantry and instigated the next part of the Offered and Lost quest so as I say, I'm back in the game.
I suppose I should try loading one of the saved games that wouldn't load or crashed the game, but to be honest, having got a working game back again I'm not inclined to tempt fate by trying to break it. Anyway, hopefully this will give hope to everyone else who's facing this problem.

Over the weekend, I upgraded my machine. I now have a dual-core processor and more/faster memory.
I no longer have trouble loading a savegame in the Black Emporium as I did on the old equipment.
I haven't gotten to Act 2 on my new playthrough yet, and haven't bothered to go back to attempt the Sebastian content on my old playthrough, so I don't know about the Harimann estate, but I will post my results when I get to that.
My guess is that yes, this is somehow related to the single-core processor--perhaps patch 1.01 only fixed the core game content and not the DLC content, with regards to material which calls upon multi-core processors rather than single-core?

All very strange, just continued from a save game in the tunnels, just before meeting the demon. This time I managed to use the exit with no crash, and when in the house the corpse was lootable again. Managed to get to the chantry and complete quest so carrying on now.

I don't have access to a dual core machine. I didn't have any problems with the Harrimann estate or underground scenes, either saving or loading, up until I tried to return to the estate after killing the demon. That's when everything crashed.
I sincerely hope the developers are as quick to help us single-core gamers with the Repentance quest fix as they were with the prologue save/endless load problem. I don't want to have to go through the entire game without Sebastion as a companion.

Made it through the Harimann estate without issues, finished ruin segment, returned to the estate, initiated dialogue with daughter, da2 crashed during dialogue. Deactivated devconsole; same exact issue and same place in dialogue. Had Isabela in party with pale-skin mod; tried again with nothing in the override directory and got the same results. Returned all settings back to "normal", created a new save right before cutscene (after leaving ruins) and that fixed everything (no Black Emporium problems either).

I'm having the same problem as soon as I try to re enter the harrimann estate after the underground battle the game just crashes! Are there any plans to resolve this issue Bioware????

I'm having a major problem with this quest also. The first time I attempted it, it ran smoothly until I got to the second cutscene (from what I remember, in that one there is a knife being held to an elven man's throat). The game then subsequently shut down and crashed back to my desktop. I went back to an earlier save, got my party together and tried to start it again, but now it won't even load into the mansion at all. It simply crashes right back to my desktop.
Also, here are my computer specs, just so you know:
Windows XP w/SP3
AMD Athlon 64 3000 processor
2 gigs ram
512 mb vram

The first problem I got was that it crashed when I entered the estate, it crashed every damn time. Then I tried entering the estate at night, the quest marker only shows up in the travel map during the day time but the estate can be entered at night. I played through most of it then when I want back up from the ruins after killing Lady Harimann and DD, the game crashed when I talked to Flora >.<
But I was able to finish it though because miraculously, the game didnt crash during one of my many harimann estate playthroughs (it was my last quest before the arishok
I thought I'd be happy from then on but now theres another Exiled Prince quest in year 5 and its crashing again

Game crashed after leaving the Harriman crypt, and was rendered inoperable. Hard crash on every restart, unable to shut down to desktop. (Forced to restart computer several times)
After renaming profile.dap, I was able to start game from latest save (just before encountering mrs Harriman / Allure) but I get consistent crashes to desktop when trying to exit the crypt. And since I have been stupid enough to just use quicksaves, for now I am unable to proceed..
Only options seem to be waiting for a new patch - or restarting the game without the prince DLC.

I've been having the same problems since i got the game. I first noticed it when trying to zone into the black emporium. And later on with the Harriman estate, so as everyone else says it appears to be DLC related. Sometimes i can get to the black emporium if i log out of my account on the main menu, but then sometimes i can't even then. There just doesn't seem to be any rhyme or reason to it but it's extremely frustrating not being able to use in-game content that i've paid for.
So far i've had to ignore Sebastions quests, and while sometimes i can get to the black emporium it's a bit like russian roulette. If i'm logged in it'll freeze on the loading screen. If i'm logged out it usually crashes to desk top but once in a while it works.

After a lot of crashes I decided to go "Groundhog Day" on the game, and really try out any and all possible outcomes. Turns out, not ony did I manage to get a +20 friendship from Sebastian, but by using some of the salvaged gear from the cave on my squadmates, I must have shifted something - and I was able to finally leave the cave. Of course this might just be a fluke, but still worth mentioning.
I've been able to proceed with the game, even getting the revards at the chantry. Reentering the Harimann estate crashes the game, mind you, so Ive stayed well away from that.

I tried this quest again, being certain to complete absolutely everything inside the mansion... read every diary entry, watch every cutscene, scour every room (you never know that missing a simple codex entry might prevent something from triggering). Be sure to get the special bow, too, before entering the underground. Once in the underground, I could save and reload normally.
Just before the final demon fight, I took one more hard save. I fought, made a note of my dialogue choices, waited until Sebastian asked to go to the chantry, then made a second hard save. I did this several times until I got a save that allowed me to actually enter the estate, whereupon the dialogue with Flora began... and immediately crashed.
I repeatedly reloaded the save that allowed entering the estate, etc., until finally... after maybe 6 or 8 tries... the dialogue cutscene was magically completed without a crash! Then I could exit the estate, go to the chantry and properly end the quest.
The secret appears to be patience, experimenting with dialogue choices until you have a game that allows you to at least enter the estate. Then you reload to that hard save over and over until the dialogue finally completes.
I know it sucks, but for me it worked.

@luke I can confirm the crash tomorrow. I have a play through that right at that point I just haven't done it yet. Thought I think I even did that part with the beta patch without issues if I recall correctly.
For the people that are crashing at that point. Can you copy and paste the event log that windows generates in a event viewer here?

Like i told, I also got this Problem...BUT ! now it works 
Think I've found a solution for me.
After getting stuck inside the estate with my warrior I started a new Playthrough with a Mage (think it will work as rogue too). I finished the Prologue with him an saved my game in Kirkwall Uptown [day] (seems like it don't work if saving anywhere else or at night
) !.
After this I reloaded an earlier savegame of my warrior (also Kirkwall Uptown [day] !!!).
Next I went into the estate with him and could finish the quest without crashes.
Step by Step:
1. Start a new game with another class than you're actually playing (You played Mage? Don't use it again)
2. Finish Prologue
3. Save game in Kirkwall Uptown [day]
4. Reload to your first Character. (Savegame also have to be at Kirkwall Uptown [day] !!!)
5. Complete Quest
6. Celebrate (or maybe cry if it doesn't work for you
)
I don't know if I were just lucky or if this works for others too =/
