There was another thread about being unable to complete the Harriman Estate quest from The Exiled Prince DLC, but it seems like the issue I'm facing is different despite being similar...
I AM able to go to the Harriman Estate, and the game and loading progresses normally. There seems to be no problems at all, until I get down into the "Underground Passage", which is just below the actual Harriman Estate. When I try to enter this new area, suddenly the loading time takes several minutes (this is extremely unusual, as loading in all other cases has been very quick for me). After waiting, the area "loads" but there is no background. I'm walking around in empty blackness.

Here is what I see, in case I'm not describing myself right...
I've tried to go through the room on a lowered graphic setting, and it still won't work. Originally, I had to revert back to an old save file because I wasn't able to actually exit the estate. Again, this has never happened to me at any other part in the game, so I don't think it's my graphics card? (I'm not extremely knowledgeable about this sort of thing, sorry.) Also, I have NOT downloaded the 1.01 patch.
Thanks for any help..

BUMPING THIS. I'm still having this problem. I tried reinstalling the DLC, and started new files - every time this happens, only at the Harriman Estate ruins. Can someone please help?

Did you install from previous download or did you redownload the file??
IF you didn't redownload the file, I would take out the dlc, delete the dl files, clear your cache and use google chrome(plain jane now addons) to dl the new file and then reinstall. It looks as if you have lost a texture map or had a file corruption on dl/install.

Thanks, I'll try that... I did download the new file, but maybe I should have cleared cache, etc. I'll give it a try.
