I downloaded both DLC, Black Emporium & the other one. When I am in my estate I see that I have a new letter to read but then when there is nothing to open or "accept".
Any ideas?

Assuming 'the other one' means Exiled Prince, it starts in Hightown Day in Act 1 or Act 2 (outside the chantry)

If you saved the game in Hawke's house and then DLd the DLC and restarted from that save in Hawke's house you may have to leave the house and come back to the house to get access to the stuff. I had to do this when getting the bonus items after playing for a bit in a game. The chest showed up the quest icon but couldn't access it until I left and came back. It was a simple walk out front door, and go right back in and then I could access the chest.

I downloaded the Exiled Prince, and finished the first quest ( Duty) now I am about to do the next quest in the series ( Repentance), but the game crashes on me, no clue why. I guess waiting and hoping they come out with a patch to fix this is the best I can do LOL
