Keeping the estate open for dlc seems the only plausible reason, its just a case of making sure you done every side quest before the end. The ending was to abrupt for me, too quick but i don't see how continuing on would work either. The city would need new leaders appointed, bringing in a host of new people which only continues the story.
Why do we have to stay in Hawke's Estate after a playthrough?

Maybe the fan favorite, Levi Dryden, will make a comeback and appear in your mansion asking for help.

And he will stand in the doorway, blocking the entrance until you give him your credit card number.

Two possibilities:
a) The Order dictates.
The Qun demands it.
Take your pick.

Why would you want to leave? You've already explored everything like, ten times.
lol yes, heres to hoping the dlc is located outside of Kirkwall! I think we've seen enough of this city.

Remember how the endings differ. If you side with the Templars, you get to stay in your estate. If you side with the Mages, you are on the run. Would be weird if you sided with the Mages and you were still skipping through Kirkwall as if nothing happened.

Well the Devs figured you to touch on every sidequest before doing the last main quest mission. Plus they figured after playing 60 hours plus on the same maps you would need a break from exploring them.

Uh oh. I sort of gave Hawke's number to that real estate letter guy as well as a donation to the Starkhaven Prince guy wanting to reclaim his throne.
I bet that was actually Sebastian trying to cheat me out of the money he paid me earlier. That sneaky little fetcher...
