It appears to show the creature's armor class without the equipped armor taken into account. Is this correct or is my math off?

That's correct. I am pretty sure the only sources of AC it factors in are Dexterity + the natural AC bonus you supply the creature (on the statistics tab). It does not factor in any item-based AC or even (as far as I've been able to tell) feat-based AC.
Because feats, spawnscripts, etc. are all going to affect your creature, the only way to tell its stats for absolute sure is to plop it down in game and test it as a DM. For example, if you give your creature more or less starting or max HP than its Constitution would dictate, will a spawnscript that "heals" them modify this? Can't tell for sure until you test it.
This is coming from someone who built hundreds of custom blueprints, so unfortunately I had to do a ton of testing.
