And what be great that it has its own backstory and to be haunted by deamon or occupied by enemy forces so you had to lay siege to it before you get access to it

Debatable. There are quite a few examples in history where people threw out the commoners to outlast a siege. Sometimes to save the body you have to cut off a limb.
I'm not saying it should be the 'right' choice either. Merely that it be a choice.
War should be terrible like that. During his campagin into France Julius Caesar's oppoent let his commoner's out for the same reason. Julius did not allow them through the siege lines so their straving and dying in the no-man's land would demoralise the defenders.
Which it had to. Could you imagine standing on a wall looking down on your family as they starve to death or die to exposure?
Terrible horrible thing war... probably helped Ceasar win though. These are fun choices and one of the aspects role-playing games can really explore more so than other types of games.

I hope we aren't forced to defend it against invaders. Especially if it's like in Assassin's Creed: Revelations.
I'd like to see customisation of the walls. To be able to set it up with banners from the Templars, the Seekers, The Chantry, etc. Though I'd probably choose the banners of the Inquisitor/s.
I'd like to be able to have my protag's LI move in, in wedlock or not.
To have a whole little battalion of dwarves riding mabari-mounted chariots, like what Oghren suggests in DA:O:A and the PC's personal summonable pet to lead the charge. The dwarves would be under contract, led by Voldrik Glavonak. There should be a quest where Dworkin "the Mad" Glavonak has been sighted not far from the castle. And you have to meet him with Voldrik accompanying you. He then does what he does, with a later quest about the Qunari and him.
I would like city elves from Orlais to be maidservants and manservants. Also, I'd like to be able to have affairs with one maidservant or one manservant, and have the LI confront you about it. Or, if you choose not to have an affair, your LI might, if you chose the 1 ****ty/casanova type companion.
There should be some sort of money related way to handle all the expenses, or perhaps have someone who can do all that without the player having to manually do it. It would mean that BioWare doesn't need to go to extreme lengths to make it all happen. So, maybe somthing like in Awakening.
I would also love a torture chamber, in the dungeon. Near the cells, is preferrable, but it definitely needs to be located below the main floor. You wouldn't want the torture chamber to be in the room who's door is situated on the left or right or the main (non-gate) entrance.
A throne room, that directly faces the main entrance, and is as big as a very large hall. in fact, it should be a hall. Similar to Ulfric Stormcloak's throne room, in Skyrim, only wider and taller. The ceiling should be the height of four men, standing on each other's shoulders. Or perhaps bigger.
I want selectable furniture, between Orlesian, Fereldan and Rivaini or Antivan. And the option to have all that stuff automatically chosen if the player wishes. I don't care if the range of furniture is not even half (or even a quarter) as varied as in the Sims 1, 2 or 3. I want chandeliers hanging from every room. 1 for small rooms, 2 for medium sized hallways, 4 for long hallways, 4 for the bedchamber and 4 or 6 for the throne room.
I want to be able to step outside, all the way around (or nearly all the way) the castle.
I want a chimney somewhere at the back, with a red and white clad fat guy, stuck halfway in (headfirst), with black boots waving. If you get close enough to it on the outside, you can here the frustrated mumblings of the fat guy.
And I want a puppy!

The Sims Medieval game begins with the Monarch's castle. As the game progresses, players can build more buildings in their kingdom.
1. A functional court

That's how Calenhad got his, isn't it? He inherited it from his cousin's lord, who died in battle along with said cousin. (This might sound boring, except that Calenhad fought in that battle.)
