Living quarters for ALL of my companions, servants' quarters for servants (maybe I have a spy or a thief in my servant population, and I have to go rifle through their belongings to find the culprit!) I also want my companion's rooms to reflect the gifts I give them and the choices I make regarding their story- if I give them a necklace or a mirror or a key or ??? I want to see it on their dresser.
My own bedroom with a bed my character can actually sleep in, with a save utility built in. Also I want my LI to move into my room with me when we hook up, bringing their belongings with them. And I want the ability to bed them as many times as I want, unless story requires that it not be possible (i.e. Zevran's refusal.) If my LI dies I want to sob over their possessions.
Graveyard- if my family or companions (or my companions' families) die, I want to visit their graves. And I want to be able to put flowers on their graves, too.
Weather! Snow on the ramparts!
Bandit incursions, hire-able guards that can die (permanently) if not trained, a siege where people starve if I haven't stockpiled enough in the way of provisions.
I want to be able to buy decorations as a gold sink and be able to rearrange some furniture into slots intended for a variety of furnishings.
Servants hanging laundry and beating the dust out of rugs outside on nice days.
Either a 24 hour clock or changes between night and day a la DA2. Candlelight at night, sun streaming through the windows during the day.
Curtains (or no curtains. XD)
A chapel where my devout party members/guards can hang out and where I can trigger discussions about religion.
An infirmary where my Healer hangs out, actually healing people. Maybe even delivering babies, if such a thing actually exists in Thedas. I have yet to see any, but have hope.
For my party members that live in my castle to move around, maybe even have a schedule (as in Skyrim) where they sleep, eat, occupy the privy (no matter how much I bang on the door and demand that they get out!), practice their skills, relax, hang out with each other, etc.
Snowball fights and forts minigames in winter- a river or lake where my companions and I can sun themselves and swim in summer. Flowers in spring and leaves falling in autumn.
Random disastrous events- giant rats in the pantry, a mudslide due to heavy rains, scaffolding collapsing during upgrades.
Dogs and cats roaming around- dog kennels where I can train my hounds for war, or take them with me hunting.
HOLIDAYS with appropriate swag and decorations.
A sexy steward like Seneschal Varel.
Treasure room where I can store my gold- the more I put in, the more visually full the room appears- chests overflowing with coin, gem-encrusted goblets and plates, super-fancy dress armor.
A sock blind.
A warded room for my mages to practice without blowing up the place. Magical accidents result in a random event of demons coming from the Fade, and which requires my attention. Maybe Sandal hangs out here, too, making shinies.
Unearth a tunnel with access to the Deep Roads.
Stables, with haystacks where I can invite my LI for a fade-to-black moment.
I want to be able to buy clothes, set outfits, and store them in dressers or wardrobes. Then I can pull out my fancy dress for the masked ball I'm holding in the ballroom!
Ballroom for parties. Also a moment of dancing with my LI, instructing them if they're clumsy, or having them instruct me if my PC is clumsy.
I want to be able to interact with stuff. I want to be able to go into every room, even if I can't do anything. I want the layout to be practical and to reflect actual, livable design so that I can more fully immerse myself in the game. I want minigames, events, customization and personalization for both myself and my companions.
Seconded, with a dungeon where you can store those who annoy you. And occasionally have a talk with them (also a possibility to ridicule them, or free if you like. *causes storychanges*).

Actually, a castle could be cool, but I have a feeling that what they have in mind would be something very static. Kind of like that statue in DA2 in act 3 that I didn't even realize was supposed to be of Hawke seeing as my Hawke was female until I read a post here referring to it. I hope it's a bit better done than that.
What would be nice is it be a home base for Hawke, and as you progress in the game, it changes in ways that make sense. I don't think I'd like to have to worry about seiges and such, though.
