In the goodbye scene when you pick the top right option you get Sam mentioning a white picket fence

To get the game night message from Samantha, talk with her after the coup and she will mention about the ex-Cerberus scientists and mention she was on Horizon when the collectors attacked

to get this dialogue here's what needs to be done

Before doing the mission Tuchanka:Turian Platoon, do all other missions that are available or at least the ones you want to do. Complete Turian Platoon, then cure/sabotage the genophage, then go to the Citadel to stop the coup.

DO NOT I repeat DO NOT do any other mission except those 2 after Turian Platoon

 

After Citadel coup, invite Sam up for the shower scene. Go to Tuchanka for the mission Tuchanka: Turian Bomb. If you have Kaidan/Ashley, you have extra dialogue with them as well on the shuttle after the mission. After talking with Hackett, talk with Sam and the dialogue from above will be mentioned

 

Another way is to do the Rachni mission, then the genophage and Citadel coup. The Turian Platoon and Bomb missions can be done anytime before going to Thessia

 

There is one other way to get the dialogue. Do Turian Platoon, Thessia, Sanctuary and then do Turian Bomb

For those of you that want to play a full renegade femshep and romance Samantha here' s a couple of helpful hints

When Samantha mentions Grissom Academy, choose the top right dialogue. This will have Shepard say "good catch" and  when Samantha brings up the ex-cerberus scientists mission pick the top right dialogue where she mentions her being on Horizon while the collectors attack
This will give you the choice of having a shower with her or to play chess

the renegade choice ignores Sam mentioning her being on Horizon and you end up playing chess with no choice of having a shower(I found that out the hard way)

 

If you're playing a default ME3 playthrough, she will not mention being on Horizon, but the player still needs to chose the top right dialogue.

The other time is before you attack TIM's base you tell Samantha you want to be alone. What this does is that you won't get the goodbye scene(the best in the game) with Samantha. You still get Sam in the flashback and holding the nameplate

to get this scene you have to a save import from ME2 with Garrus dead during the suicide mission
the scene takes place after you cure/sabotage the genophage

Recently I was doing a speedrun when I got "sexy" dialogue from femshep talking to Sam
What I did was I skipped doing the Grissom Academy mission
I did the "rescue the cerberus scientists" mission
when I got back and talked to Sam she mentioned something about the brass
femshep in a "sexy"voice that I've never heard before made a reference about the way Sam says "brass"
after that Sam says "I guess you're rubbing off on me"

If you do the Citadel dlc right after the coup and shower scene, you only get the space-chess scene and not the hot tub
To get the hot tub scene you have to wait till after doing the Horizon mission.

If you don't do the two paragon interrupts in the dlc, the response is the same as if she is not your LI.
When watching Sam play space-chess, if you don't say anything, she looses badly.

Thanks to cap and gown for this. This is what you get if playing a renegade Shepard.

 

Just talked to Traynor and she mentioned preferring chess to most other strategy games. Instead of Shepard talking about playing with her sometime (the usual paragon response) this Shepard said she preferred something more exciting. To which Sam replied that it was true that lobbing grenades at a charging Krogan can't compare to chess, but it does result in fewer broken bones.

This is the look Sam gives when femshep tells Sam she wants to be alone just before Chronos. I was heartbroken with that image. I didn't realize I hit the wrong option until Sam started talking. I quit the game and loaded a previous save

Some interesting dialogue from Traynor when talking with her.

 

When you first talk with Samantha in the CIC, if you don't ask about where she grew up, she won't mention about her parents growing up in London or that she grew up in the Terminus systems. This will change the dialogue when she talks about the ex-Ceberus scientsts. Instead of her saying that it was Shepard saving her and her family, Traynor will say she was on Horizon visiting her family during a University holiday. This will have no effect on whether or not you can romance her.

When Samantha is playing space chess, during the Citadel dlc, and choose the right dialogue option, stay silent, Samantha will loose the match. She falls to the floor and a moment later femshep will help her to her feet

 

T'Suzsa: Excellent match Traynor. Maybe we can play next time.

femshep: You know, the only reason why there'll be a next time is because you're fighting in this war.

Samantha: I know. And thanks.

 

There is no paragon interrupt

 

When you invite her up to the apartment

femshep: Glad you could make it.

Samantha: Better than watching T'Suzsa accepting the trophy.

 

After that, the scene plays out the same in the hot tub.

 

The dialogue might be different is she isn't being romanced.
