If the Despair Demon is close the end-of-zone door he has a tendency to teleport behind the door while being attacked. He also has a tendency to teleport into areas of the map that's not accessible to attacks (behind gated areas etc). The only to kill him is to either have an AoE spell like Tox Cloud that is able to reach him or run away for enough to force him to chase you.
