After rendering lightmap my level always has strange dark triangles and points:

It's not you, it's the lightmapper that Bioware has provided to us. I haven't heard whether they can fix it, or plan to fix it, but thankfully until then BioSpirit has given us a utility that can help. Check out his Lightmap Post Processor project.
