I noticed several locked chest in the estate, is there a way to open them if your not a rogue ?  You cant use your party rogue inside the estate....

Nope, gotta be a rogue. Or use the various mods if you're on a PC. Basically, its just like the locked chests in every origin, only available if you're a rogue. There's nothing vital in there anyways, just more store fodder.
